Okmulgee Oklahoma is a great place to live and work. Especially if you’re like me and love the outdoors! Okmulgee is located in Okmulgee County which is just South of Tulsa. The real estate in this area is as varied and diverse as any place in Oklahoma. I’ve inspected homes there and seen the Good, Bad and Ugly!
Okmulgee Home Inspections – A Good Inspector Will Save You Money!
But by and far, most homes I’ve inspected in the area are well constructed (even the older homes). But that doesn’t mean you don’t need a home inspection! When I’m hired to perform a home inspection in Okmulgee or one of the many surrounding towns such as Morris, Nuyaka, Schulter, Preston, Beggs or Twin Hills, I never know which type the home I will find!
Age is no guideline either. I’ve seen some of the newer homes and wondered how they could get by building such a building! No matter what type of home you’re buying, make sure you get a home inspection by an inspector with years of experience inspecting all types of properties.
Furthermore, make sure they are independent. While I work with some of the most professional real estate people around, I still recommend you do your own research and find the inspector with the best credentials. And if your Agent is honest and upfront with you, they’ll suggest the same!
Whether it is me or another Inspector, make sure they have years of home inspection experience! I first got into this business back in the fall of 2000. Since then, I’ve literally inspected thousands of homes and commercial buildings.
One more thing while we’re on the subject of home inspectors in Okmulgee. Make sure their report is easy to read and understand. Then make sure they’ll make themselves available after the Inspection if you have questions!
Okmulgee is a Sportsman’s Paradise
If you love the outdoors, you are in the right place! There’s Okmulgee Lake and Dripping Springs for great fishing of all types, Okmulgee WMA and GMA have some awesome hunting for Deer, Turkey, Ducks and small game (I grew up bow hunting the WMA).
Now you see why so many people love it here. Okmulgee and the surrounding area is a great place to live. But that experience can be soured if the home you’re buying ends up a money pit! That is why the home inspector your choose that serves Okmulgee and the surrounding areas is so important!
Frequently Asked Questions about Home Inspections in Okmulgee
Do I have to be at the home the entire time for the Inspection?
No. We ask that if you can arrange it, that someone meet us there to unlock the door. If you can only make it at the beginning, or the end of the inspection, that will be fine also.
Can I bring friends and family to see the home while you are inspecting it?
While I don’t mind, if the home is occupied, you might want to clear it with the Seller’s agent as well as your agent. Most of the time it’s not a problem. But there have been bad experiences in the past when things were damaged by family members inside someone elses home.
What forms of payment do you accept?
We accept most forms of payment. Cash, check and credit card. Just keep in mind, that payment must be received before the end of the home inspection or the report will not be issued. Most of our Clients pay either before the inspection by credit card or at the beginning of the inspection with cash or check.
What if my agent can not make the inspection?
That is fine so long as there is someone to let us in. In many cases, the real estate agent can not be at the home inspection. We understand. In some cases, the agent will leave a key at the front desk of their brokers office for us. Another thing you may want to keep in mind is if there is an alarm on the home, we will need the code to disarm it if no one else is coming to the home inspection.
